To enable us to find the most suitable mortgage on offer from the whole of market, we will need to know a few details about you and your mortgage requirements so with your help we will fill out a short fact find. From the information you provide, we will then use our sourcing technology to get a list of the most suitable mortgage deals available. At this stage we will have a list a lenders that will lend you the finance and the ones that will not will be excluded. These deals will then be analysed to work out the best mortgage for you.
In many cases there will be more than one suitable mortgage. Different lenders have different features, incentives and negative features. Sometimes the property causes an issue and this is where we use our expert knowledge to work out the best mortgage lender and product for you based on your requirements.
Once you have made a decision on the mortgage product you want, the majority of lenders we deal with allow us to obtain an agreement in principle within minutes using their systems in our office. If you are buying a property rather than re-mortgaging, the decision in principle puts you in a very strong position when house buying as it shows the estate agent and the vendor that you are a serious prospect with pre-arranged funds at hand – allowing you to negotiate on the sale price or complete with speed if required.
Once you have agreed a price we can then complete a full mortgage application online and reserve the mortgage product for you. You will need to appoint a solicitor to complete the legal side of the house buying process at this stage. We will guide your application through to completion. Your mortgage lender will want to survey the property being mortgaged and carry out income checks. Once this is all completed, usually within a week, they will issue you with a formal mortgage offer in writing and a copy of this will be sent to your solicitor.
Once your solicitor has received the mortgage offer they will conclude their legal checks and arrange a completion date.
We will keep you informed on the progress of your application on a regular basis, handle any problems that may arise, liase with the estate agents and solicitor on your behalf.
